PROJECT AT HAND

The Winter Palace Theater project consists of a multi phase construction which I will attempt to explain on this page. The first four phases of the project consist of code related issues that were not in existance when the theater was actually built. Phases five and up are cosmetic which is why they are at the later stages of the project at hand. Lets start with phase one:

PHASE ONE:

The alley which the exit doors open out to the canal walkway is made of brick and is very uneven and bumpy. Per request of the fire department as well as the building department this needs to be leveled and closed off to automobile access during events. As much as we would love to do something a little more elegant than pavement, We do not have an unlimited amout of funding. We ill pave this area with the hope of beautifying it at a later date. Cost Black Top and removeable ballards sixteen thousand dollars.

PHASE TWO:

When the Winter Palace Theater theater was built the code did not require theaters to have fire sprinklers installed. From what i am told the idea was that the ceilings being so high that by the time the fire reached the sprinklers it was too late. Since the night club fire in Rhode Island all of those codes have changed and the WinterPalace Theater falls in that category. Fire supression sprinklers definately are not glamorous but they are expensive. Cost of sprinklers installed on one floor (the rest of the building has them) thirty five to seventy thousand dollars. OUCH !!!!

PHASE 3

The Winter Palace Theater has the capacity when finished to hold up to 1200 people for events. Twelve hundred people require enough bathrooms for 1200 people. The installation of enough bathroom facilities as required by code to meet our capacity is what phase 3 is all about. These renovations were started before the Rhode Island fire and luckily are almost 50 percent complete. The estimate to complete these facilities are between twenty and thirthy thousand dollars.

PHASE FOUR

Well cool ! We have now have everybody walking in on a nice safe alley way and enjoying themselves during a show or event in a sprinklered safe envirorment. We also have a place for everyone to go to the bathroom, So whats next you ask. We need to remove the seperation wall that exists to make the presently small theater into a much larger theater. We also have to install a proper entrance way that will add egress capacity. Cost $25,000.00
